Frequently Asked Questions: Property Loss Assessment Service

What is Property Loss Assessment and why is it important?

Damage Assessment Service is the first and most crucial step after a disaster, whether it’s a fire, flood, or machinery and building failure. The purpose is to conduct an on-site inspection, assess machinery damage, evaluate building damage, and perform an in-depth analysis of various equipment to determine the actual extent of the damage.

The core of this service is “making the right decision” using data, as it enables business owners to immediately determine what can be restored and what is severely damaged and needs replacement. This reduces confusion, saves costs, and allows for efficient recovery planning.

Why is it important to distinguish between “Restoration” and “Replacement”?

After a fire or flood, businesses often assume that soot-stained, burnt, or submerged assets must be discarded and replaced. However, this is not always necessary. Some machinery or equipment can be cleaned, restored, and safely reused without being purchased new. This process can take months or even quarters and incur significant costs.

BELFOR will help assess and address this issue, ensuring you know which equipment can be restored. This significantly reduces recovery costs and saves time, allowing your business to resume operations faster and minimizing business interruption.

What types of damage assessment does the BELFOR team specialize in?

Disaster damage often goes beyond what can be seen, such as moisture affecting electronic components or corrosive soot settling on surfaces. BELFOR’s specialists assess machinery, buildings, and factory conditions, covering both visible damage and underlying functional issues.

The team assesses buildings, factory machinery, automated control systems, electrical equipment, and high-precision electronic devices to provide accurate and reliable recommendations.

When does the damage assessment process begin?

The process should begin “immediately” or as soon as possible after the situation has stabilized, as moisture, soot, and contaminants can cause secondary damage within just a few hours.  Prompt action increases the chances of recovering assets to their original condition.

When you contact BELFOR, our team of experts will visit your site to conduct a thorough inspection of the building, machinery, and assets, assessing their condition on a case-by-case basis. We will then prepare a detailed Loss Report and an immediate, actionable restoration plan tailored to your specific needs.

Do customers need to prepare a damage report first, and what format does BELFOR use for submission to the insurance company?

BELFOR categorizes customers into three main groups. The format and details of damage reports or damage report forms will vary according to the characteristics of each customer group as follows:

Group 1: Insurance Company Clients and Loss Adjusters

Customers in the insurance company group will have a predefined property damage report form that can be used to submit information to BELFOR for further processing.

Group 2: Industrial Factory Customers

Customers should prepare a list of factory assets that have been damaged, including details of the incident, such as the cause of the damage, the affected area, and the date and time of the incident, to enable the team to assess the situation accurately.

Group 3: General Customers (Residential Homes, Condominiums, and Offices)

Customers can use photographs of the damaged area, specifying the location of the incident, the type of property or area affected, as well as the cause or incident that occurred.

This preliminary information will help BELFOR identify the type of damage in advance, such as flood damage, water leakage, fire damage, or mold, allowing the team to prepare the necessary equipment and plan the site inspection appropriately before commencing operations.

After surveying the area, the BELFOR team will compile data and prepare a detailed damage assessment report. The report will specify the affected areas and the extent of the damage, and will include a repair or restoration cost estimate. This report and the accompanying data will be provided to the client for use in further proceedings with their insurance company (if applicable).
