Restoring Market Bosworth Tennis Club following severe water damage

Learn how the BELFOR UK team restored a much-loved community sports hub following major water damage caused by a burst pipe.

During winter 2023, a frozen pipe burst in the loft space above the central area of Market Bosworth Tennis Club, remaining undetected for several days. By the time the leak was discovered, over 95% of the building had been affected.

As a private club with deep roots in the local community – hosting daily activities, school visits, and summer camps – the need for a fast and comprehensive restoration was critical. BELFOR UK worked in close partnership with Zurich to restore the site and reinstate operations swiftly.

The challenge

The leak caused widespread water damage, compromising structural elements and interiors alike. The main function room ceiling had partially collapsed, and the kitchen area was significantly damaged. Because the building had no heating, moisture was unable to evaporate naturally, further complicating the drying process.

On top of the physical damage, the club’s upcoming schedule – which included school groups and camps – meant timelines were tight and disruption had to be kept to a minimum.

The solution

Drying and moisture management

The BELFOR UK team used a combination of advanced techniques to tackle trapped moisture in the walls and structure. External walls had been painted with acrylic eggshell paint, which limited breathability. Using spike rollers, the team perforated the surfaces and drilled at multiple levels to allow the injection of dry air into the wall cavities.

Negative pressure systems then drew out the moisture, directing it up into the loft space and out of a vented window.

To prevent heat loss and maximise drying efficiency, ceiling voids were carefully sealed off using staple sheeting. This ensured the drying machines could operate at full efficiency in the colder, unheated building.

Kitchen removal and reinstatement

We fully removed the kitchen and breakfast bar during the drying phase. Our kitchen supply partners, Howdens, provided a bespoke kitchen design, which was approved and then installed to a high specification.

The new kitchen was built to last, ensuring longevity and improved functionality for the club.

Ceiling replacement and reinstatement

Following the partial collapse of the ceiling in the main function room, when they came to start work, the team found that it had collapsed even more. They fully removed the remainder of the ceiling and replaced it with a new one.

The result

Thanks to the co-ordinated efforts of BELFOR UK and Zurich, the full restoration was completed within the agreed six-week timeline. The project involved close collaboration, expert moisture management, bespoke design, and high standards of workmanship – all of which contributed to an exceptional result.
